It's Jill again this week, BUT I'm adding in a section below with Tony's words. He's been really busy serving our clients this spring, so I decided to send out my normal weekly newsletter to you sharing all the local happenings AND just ask him to contribute with a small section.

Okay, let's dive into this week's local spotlight of the week - Alyonka's Russian Cuisine.

My Idaho spotlight of the week is a the Russian restaurant in Boise called Alyonka's Russian Cuisine. The owner, Elena, is the sweetest person you'll ever meet, and the food is incredible!!

Alyonka's Russian Cuisine is located at 2870 W State St, Boise, ID and open Tue. - Sat. from 12pm - 9pm and Sundays from 12-5pm.

Tony's thoughts about the Boise, Idaho Real Estate market:

Story time! With Boise being a fairly balanced market for buyers and sellers, we are seeing less resale homes than new builds, which is the opposite of what we normally see.

But we’re seeing a new kind of buyer emerge: The Decider.

We host a lot of open houses and the amount of buyers that show up without their agent in tow shows why open houses are valuable.

We had a listing that was approaching 30 days on the market, but no solid offers yet. Lots of open house visitors, lots of positive feedback on the home, lots of private showings, but no one was ‘deciding’. No one was even complaining about the price necessarily.

Ultimately, one buyer “decided” to put an offer in, and since we track all showings and open house visitors, we reached out to everyone to let them know an offer was received and to bring their highest and best offer by a date and time.

What happened next was completely unexpected. The sellers ended up with 5 offers, and ended up choosing the one that gave them the absolute best terms.

Closing out my story, if you’re out shopping right now and waiting to ‘decide’ on the absolute perfect home, don’t wait and don’t just look for a ‘deal’. Because while you’re waiting and shopping for a deal, someone else made a decision and got their family their new dream home.
