Hi from Jill ๐Ÿ‘‹ Boise Picks Inside

Hi Reader,

I bought a new phone... and our car engine died. Good thing we had 4 vehicles (with 2 teenage drivers). Now it's time to shuffle around vehicles, yet Tony and I feel so blessed to have 3 functioning cars. Sometimes life throws you curveballs, and you figure it out. :)

Last weekend I attended my yearly mastermind retreat with other female entrepreneurs in Washington. I spent time setting some big goals, while Tony was back in Boise helping our clients look at homes in Hidden Springs, Avimor, and Valnova. All great communities in the foothills.

This is why I'm so grateful that Tony and I work closely together as a husband and wife real estate team.

Okay, let's dive into this week's local spotlight of the week - Coa Canita.

My Idaho spotlight of the week is a new Mexican restaurant in Southeast Boise called Coa Cantina. It's from the team behind Barbacoa and Coa del Mar, providing some great street tacos. We liked it and I loved how much protein was in my tacos. I could honestly only eat 2 of them, even though I ordered 3 tacos.

Here's a video (reel) on Instagram showing you a bit of our experience. Click here to watch it.

Coa Cantina is located at 3724 S Eckert Rd, Boise, ID and open 7 days a week from 11am - 10pm. If you go, let me know what you think!

Boise Real Estate from my perspective:

One of the questions we've been asked recently is... Are builders in the Boise and Treasure Valley offering any incentives?

Well, Tony and I did a little research for you and here's a breakdown of some of the builder incentives here in early March, depending on price point and what neighborhood the new build is in.

Tresidio is offering up to $40k, CBH 3.49% rate with their preferred lender, Hubble is offering $25k, Bear Homes is offering a 3/2/1 rate buy-down incentive, Richmond American Homes is offering $25k in design center.

What does that mean for you? It means that as a buyer you have some options. If a new build is something you'd like consider, reply back to this email, or book a call , and let us know. We would love to represent you.

Oh, and FYI, if you walk into a builder's sales center without your real estate agent for the first time, many will enact their policy to prevent you from having representation during your build process. Meaning, the builder's representative will be writing your contract and representing the builder first. You will not be able to use Tony and I as your real estate agents. So my advice to you, is to jump on a call with Tony or I before you decide to tour any new builds, so that we can talk about your options and make sure that you have representation.

This is why we do what we do. WE love building community, connecting and learning about your goals and how we can best help you, and we're feeling so grateful that many of you trust us to help you in your home buying and selling journey.

If you're considering buying or selling in 2026 and want to start the process of reaching out to us to help you, we created a new form that will take you 2 minutes to fill out here.

Whether you're thinking about making a move this spring or just want to know what your options might be down the road, we're always happy to talk. No pressure, no sales pitch, just a conversation about what makes sense for you and your family.

Hope you have a wonderful week ahead!

Hi Reader, Are you thriving? Tony and I are healthy, our kids are finally over their colds, clients are reaching out to us (thank you!) and trusting us to help them buy or sell their homes this year, and life overall is amazing. We named our business 'Thrive in Boise' because our goal is to thrive and help you and others thrive as well. Tony & Jill Greising-Murschel on a date at Coa del Mar So that's why I'm asking... are you thriving? I hope so! If not, I hope that you make 2026 be the year...
