Hi Reader,

Happy Wednesday! I hope you're having a great week and that you enjoyed your Christmas.

Over the last 12ish days, Tony and I have been busy balancing work and time with our kids, since they are on Christmas break and home from school.

As entrepreneurs, and running a husband and wife real estate team with just us 2, we don't really 'shut our doors' or take a lot of time off. Yet, we always manage to make time for our kids, especially around the holidays. It's been a great holiday break so far.

I even took my daughters with me to shop around and explore the small downtown Eagle area to grab a few last minute gifts, now that the major road construction downtown is all finished.

That brings me into sharing my Treasure Valley spotlight of the week - Downtown Eagle - and shopping and supporting local!

If you live in the Treasure Valley, or have a visit planned, you need to check out the locally owned shops along State street just East of Eagle Road, and then go down on 2nd street to find more. Here are the ones we visited that I recommend checking out:

Be sure to go grab coffee at Kevista Coffee in Eagle, next to the Albertsons. They have great coffee, matcha, and delicious avocado toast.

Boise Real Estate from my perspective:

Real estate nationwide tends to slow down each year over the holidays, which we saw happen here in the Boise area. Yet, that doesn't mean it comes to a standstill.

Tony and I went to tour a new home last weekend to see if it might be a good fit for a buyer we are working with, and 2 separate couples drove up hoping it was an open house. One lived nearby and might want to move, and another was in town visiting their son for the holidays and considering relocating here to the Boise area.

So, with all that being said, Tony and I are still seeing quiet a bit of activity. As for interest rates? They are at 6.1% right now, which is great compared to this time last year they there were at 7.0%.

I have a feeling that 2026 is going to be a healthy housing market here in the Boise area of Idaho, with buyers continuing to relocate to the Treasure Valley area, and sellers wanting a new home and needing to list their homes for sale.

We already have 2 listings coming up in February, and 4 or 5 buyers coming into town over the next 1-3 months to tour the area and consider shopping for homes to relocate here to the Boise area. It's not too early to begin the conversation if that's you too.

If you're thinking 2026 might be the year for you to make a move, weather it be to buy a new home or selling your current home, Tony and I would absolutely love to help you.
