Hi Reader,

Happy Wednesday! I hope you're having a great week and start to the new year. Our kids are back in school, I've been working out consistently for 4 weeks in a row, and Tony has been showing a couple of houses this week to buyers of ours.... and they may have found the "right one". All in all, life is pretty great!

Last weekend was our son's 17th birthday! He's my first born so it makes my mama heart ache a little extra knowing that he's almost all grown up on me.

It also motivates me even more to continue to model the life I want my kids to be able to live as young adults. Health, family, community, connections, growth, clients, entrepreneurship, and gratitude. Just to name a few. :)

As realtors in Boise running a husband and wife team, Tony and I have set some ambitious big goals for 2026. More than anything, we want to show our kids what's possible when you work hard and genuinely care about the people you serve.

Which brings me to something I don't often say directly, but feels important to share... if you're reading this and thinking about buying or selling in the Treasure Valley this year, we'd be honored to help you.

Now, I want to share with you a FUN outdoor experience Tony and I had last year during the winter in Idaho... and it's located just a few hours North of Boise. It involves a hot springs.... so keep reading.

My Idaho spotlight of the week - Trail Creek Hot Springs and an overnight trip to Cascade, Idaho.

I created a video (reel) on Instagram of a 24 hour trip away that Tony and I took to Cascade and enjoyed a natural hot springs. Click here to watch it.

We stayed at the NoBo Hotel in downtown Cascade, then drove the 30 minutes East to Trail Creek Hot Springs (you can find it on Google Maps just off the road). Be prepared though, you will have to hike down to it, so if it's icy you may want a hiking/walking stick.

Then we grabbed dinner at Palooza Base Camp in downtown Cascade, their steak was delicious.

Boise Real Estate from my perspective:

Mortgage rates have stayed fairly steady around 6.17%, which has helped buyers plan with more confidence. Inventory across the Treasure Valley has also increased compared to recent years, with about a 3-month supply of homes, putting us close to a balanced market.

From our perspective, this is a solid time to buy or sell. Neither side has a clear advantage, and since most sellers are also buyers, that balance can work in your favor.

Looking ahead into 2026, Tony and I have multiple buyers and sellers preparing to enter the market. Activity hasn’t slowed, and momentum remains strong.

We just helped our clients close on their new construction home in Meridian this week! After relocating to the Treasure Valley, they chose to rent for a few months so they could take their time and build the home they truly wanted.
