Happy Wednesday! Tony and I have been working on navigating raising teens while also growing our real estate business in Boise... and our daughter just got her driver's license on Monday!

That means we now have 2 teenage drivers... which could freak me out, but instead I'm feeling grateful. I'm grateful that they can help drive themselves, and their younger sisters, to and from school and to cheer practice, while I can be more available for our clients during the day and still show up to make dinners for the family most nights.
As Realtors running a husband and wife team in Boise, we love being able to show up for our kids as good parents, while also being available for our clients.

Boise Real Estate from my perspective:
We're beginning to see more homes get listed and come onto the market in late January, increasing the inventory here in the Boise and Treasure Valley area. I just did a quick search on the MLS and found that from January 1st - 7th we had 69 new listings in Ada county and from January 18th - 24th we had 139 new listings go live in Ada county. That's double the amount of new listings.
With interest rates down in the low 6%, compared to last year at this time in the 7% range, and buyers excited to shop after the holidays have been over, this increase in inventory is great. It gives buyers more options, yet some homes are going fast. We've seen well staged and marketed newly-listed homes get full price offers (and some over-asking offers) in the first few days this last week. Sellers, if your home is priced right, staged, and shows well, things are moving faster than they were in November and December.

Two of our buyers just go pre-approved and are shopping!
We recently helped connect two of our buyers with trusted lenders, each in unique situations where they still own homes out of state but want to purchase a new home here in the Boise area. For one client, we were able to help get him pre-approved without having to sell his home in California, as he's renting it out. Our other clients were pre-approved with a unique lender's product that we're excited for them to be able to use.
Without going into all the details, I wanted to share with you these 2 wins for our clients because now they can begin shopping! Tony already toured 4 homes yesterday for one of our clients and took videos to send back, as they are still living out of state.
